
According to KTLA, California’s rental market continues to struggle with steep rent prices, with new data from USA Today Homefront highlighting that the state houses most of the worst cities for renters in the U.S. The study reveals that out of the 15 worst cities for renters, 10 are located in California, with Menifee ranking at the bottom. In Menifee, the median rent stands at $2,682, while the median income is only $42,338, resulting in nearly 79% of renters being rent-burdened.
Challenges of Rising Rent Prices in California
California is grappling with escalating rent prices and high inflation, causing significant strain on renters. The state’s rent increases are outpacing the overall cost of living, making it challenging for many to manage their rent payments. Renters are considered “rent-burdened” if they spend more than 30% of their income on rent.
A Silver Lining in California’s Rental Market
Despite the high rent prices in Menifee, California does have some cities that offer better rental conditions. Santa Clara stands out, ranking tenth in the top ten best cities for renters. Although the city’s median rent is $3,123, its higher median income of $136,060 means fewer residents are rent-burdened compared to other areas.
Affordable Alternatives Outside California
While California cities face high rent prices, there are more affordable options in other regions of the country. Cities in the Midwest, Texas, and the East Coast offer lower rent prices and favorable living conditions. For instance, Cary, North Carolina has a median rent of $1,719 with a median income of $73,872. Overland Park, Kansas features a median rent of $1,572 and a median income of $64,561. These cities provide more affordable rental options and a higher quality of life without the financial strain of California’s rental market.

Menifee’s Growth Despite Rental Challenges
Even with its rental difficulties, Menifee is experiencing growth and development. The city boasts a homeowner-occupied rate of over 75%, and its median income was $87,440 in 2023. Menifee is also undergoing a shift toward more multi-family housing, with 22% of new residential building permits allocated to multi-family units, while 78% are for single-family homes.
